Staging your home for sale-is it necessary?


There are many factors that go into making a decision about whether or not you need to stage your home.  Is it a buyers market or a sellers market?  What is your competition, the comparable properties in your area.  How much staging is necessary, if at all?  These are things that your agent will determine and help you make an informative decision.

Not all agents are alike.  Some may believe strongly that it is going to be beneficial to stage your home and will show you the stats to back it up.  The stats are true BUT it can be misleading and the stats used may be irrelevant to your situation.

Every home and the sellers situation are unique.  Staging DOES help but that doesn't mean you will have to hire a professional stager and pay thousands of dollars.

If we are in a buyers market you will want to lead the market and not be chasing after it, that is how you will lose money.  More times than not a home will need a new coat of paint and that is the cheapest way to really transform your home for a quicker sale.

There is virtual staging.  This is where the home owner isn't putting the furniture in their home but it is an illusion the buyers see when they are looking online.

A professional photographer will sell different package deals and one may include for your home to be virtually staged.  Some agents have gotten into trouble with this.  Illinois license law does not allow a home to be misrepresented, misleading a buyer to believe they are going to see a home that has granite counters, etc. only to find it is in need of a LOT of updating.  There are true cases of this happening.

Mostly, virtual staging will just feature what a home can be like with furniture inside.

Your best bet is to have an agent come into your home who has the experience needed and/or is a Certified Staging Consultant such as myself.  It's very beneficial to have the professional opinion of someone who is knowledgeable when it comes to listing and staging homes for sale.
